What I like about it
- Ready, occupied, no GST, no waiting. For a first home this is the lowest-risk purchase on my current panel.
- The metro genuinely changes this corridor. Silk Board to Majestic in 40 minutes, every day, no exceptions.
What I would flag
- Very little employment on this side of the city. If you or your spouse work in Whitefield, do not do this to yourselves.
- The clubhouse is small for 380 units. Weekend badminton needs a booking.
Every project on this site carries both lists. If a page ever shows only the good half, close it — someone is selling you something.
Highlights
- 1.4 km to Silk Institute metro
- ₹7,600/sq ft, ready and registered
- Turahalli forest at 3 km
- Rainwater harvesting, dual plumbing

Very few offices this side. Wonderful if you work from home or in the south — punishing if you work in Whitefield.

Karnataka stamp duty is 5% at this value, plus 10% cess and 2% surcharge on the duty, plus 1% registration. Banks fund the agreement value only — every one of those charges is out of your pocket on registration day.
