I have been placing families into Bengaluru homes since 2011. Fourteen years in, the thing that still decides whether a purchase goes well is not the project — it is whether somebody honest read the paperwork and told you what they actually thought.

I started on a developer's sales desk. That is exactly why I left it.
My first four years were spent selling one builder's inventory in one corridor. I was good at it. I was also, structurally, unable to tell a family that the project two kilometres away suited them better — because I was not paid to know that, and I was certainly not paid to say it.
So I went independent. Today I hold arrangements with around forty developers, which means that on any new project my fee is paid by the developer at effectively the same rate — whichever one you choose. That single fact is what lets me sit on your side of the table. It is also why I will happily talk you out of a project, including one on my own panel.
The rest of it is unglamorous: reading thirty years of title chain, standing in a flat at 3pm in April to see what the west face really does, checking whether the borewell on Thanisandra Main Road has dropped another forty feet this summer. It is not the part anyone puts in a brochure. It is the part that decides whether you are happy in five years.
How I am paid, in full
- New projects: the developer pays me a fee of roughly 1–2% of the sale value. You pay nothing, and the price you get is the same or better than walking in yourself — I negotiate it.
- Resale: 1% from the seller, on registration. If you are the buyer in a resale, I will tell you which side I am on before we start.
- Legal and advocate work: billed at cost, with the invoice shown to you. I add no margin.
- Lenders: I take no commission from any bank. That is deliberate — it is the only way a loan comparison means anything.

We had shortlisted three projects off a portal and were about to book. He drove us to all three on a Sunday, made us stand in the actual flat at 3pm, and we walked away from two of them. We bought the fourth one he showed us.
I was in Dubai the whole time. He video-called me from the site every fortnight, caught a plumbing shaft that was 400 mm off the plan, and had it fixed before handover. I signed the registration through PoA without ever seeing the flat in person.
The honest part was him telling us not to buy in the corridor we had set our hearts on. He explained the resale liquidity in one page. Two years later that was exactly right.
Sold my JP Nagar apartment in 38 days at 4% above the price two other agents had quoted me. He priced it off actual closings, not off listings.
